By submitting an inquiry, you explicitly acknowledge and agree to both our general Terms and Conditions and the specific rental terms outlined on each Property’s detail page. Your inquiry constitutes a legally binding acceptance of these terms.
Agreement Between the “Client” and “Vestaways Pte. Ltd.”, the owner and operator of “Villasia.com”. The terms “we”, “us”, “our”, “Website” refer to “Vestaways Pte. Ltd.”, a Singapore Region corporation. The term “you” refers to the “Client” visiting the Website and/or booking a reservation through us on this Website, or through our customer service agents.
1. Website
Important Notice: By accessing or using this Website in any way, including browsing, booking inquiries, or completing reservations, you acknowledge and agree to be legally bound by the following Terms and Conditions (“Agreement”). This Agreement applies to both the general use of the Website and any travel-related transactions you initiate through Villasia.com. If you do not agree to all terms and conditions, you are strictly prohibited from using this Website for any purpose. We reserve the right to change or amend this Agreement at any time and without previous notice. By continuing to use this Website after any modifications, you agree to the updated Agreement.

By using this Website, you are legally agreeing to:
• Be responsible for your actions: You are responsible for all activities conducted under your account and must be truthful in all information provided.
• Respect intellectual property: The Website’s content is protected and belongs to Villasia.com, our suppliers, and providers. You cannot modify, copy, distribute, transmit, display, perform, reproduce, publish, license, create derivative works from, transfer, or sell or re-sell any information, software, products, or services obtained from or through this Website without permission.
• Adhere to Website rules: You agree not to misuse the Website through activities such as hacking, spamming, framing, mirroring or overloading the Website or the system. This includes protecting the Website’s software and code from reverse engineering or manipulation.
• Comply with age restrictions: To use the Website, you must be of legal age and have the legal capacity to create a binding legal obligation.
• Make legitimate reservations: You are responsible for ensuring that any reservations made on behalf of others are legitimate and that those individuals are aware of the terms and conditions associated with the booking.

If you believe your copyrighted material appears on Villasia.com without your permission, you must submit a formal written notice with specific details including your email address and telephone number. This notice includes information like the infringed work, its location on the Website, your contact details, and sworn statements regarding the validity of your claim. Ignoring this process could jeopardize your ability to enforce your copyright against Villasia.com.

2. Rental Conditions
↛ 2.1 Registered Guests
The number of guests (adults and children) staying at the Property must not exceed the maximum number of sleeping places indicated in the Property’s description. Exceeding this number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.
↛ 2.2 Arrival / Departure Times
Each Property Check-in and Check-out policy will apply on a case-by-case basis and is mentioned on the Property’s page. Subject to availability, the Property’s Owner or Owner’s Representative will, at its sole discretion; endeavor to accommodate requests for early Check-in and/ or late Check-out. You acknowledge that depending on the Property Terms & Conditions, early Check-in and/or late Check-outs may be at an additional charge.
↛ 2.3 Supervision and Due Care
You are responsible for the behavior of the guests staying at the Property, as well as visitors to the Property during the Rental Period. Should any guest or visitor not behave in a suitable manner, the Property’s Owner or Owner’s Representative may, in their absolute discretion, require you and your visitors to leave the premises and/or vacate the Property immediately, without compensation or refund.
In the interests of safety, due care should be taken at the Property at all times, especially with children. Suitable supervision should be given around pools, beaches and roads, and when using all Property’s facilities.
Smoking is strictly prohibited indoors in all Properties. Smoking is only allowed in designated outdoor smoking areas. Smoking indoors will result in additional cleaning fees or other penalties.
Noise levels must be maintained at a reasonable level at all times. Some properties have specific noise ordinances/music curfew, particularly between the hours of 10 PM and 8 AM. Failure to comply may result in penalties, including eviction.
↛ 2.4 Social Responsibility
Illegal substances are strictly prohibited on the Property. Unlawful behavior will not be tolerated and may result in immediate eviction and contact with local authorities. For safety and security reasons, only registered guests are permitted on the property.
↛ 2.5 Weddings and Events
Not all Properties allow weddings or events. If permitted, specific terms, conditions, and fees will be provided. Hosting additional guests without authorization may result in extra cleaning charges.
↛ 2.6 Property Staff Service and Property Access
Staff services are included as part of your rental for most Properties. While tipping is discretionary, it is not required. Additional services like babysitting, drivers, massage services, personal trainers, etc. can be arranged for a fee but are subject to availability. Employing staff for childcare is strictly prohibited.
The property Property’s Owner or Owner’s Representative retains the right to access the property for maintenance purposes, such as pool cleaning or gardening. Denial of access may result in service interruptions and potential additional charges.
↛ 2.7 Valuables
Vestaways Pte. Ltd., the Property’s Owner or Owner’s Representative and the property staff assume no liability for lost, stolen, or damaged personal belongings, including but not limited to passports, jewelry, cash, electronics, or other valuables. Guests are strongly advised to secure valuables in a safety deposit box (when provided) or maintain personal possession at all times.
↛ 2.8 Concierge Advise and Suppliers Recommendation
While we will assist in arranging external services like tours or transportation, we act solely as a facilitator. We are not responsible for the quality, reliability, or any issues arising from these services. All contracts and liabilities are between you and the service provider. We disclaim any responsibility for losses or damages incurred due to third-party services, even if arranged through us. Essentially, you rely on your own judgment when using third-party services, and we are not liable for any issues that may arise.
3. Reservation Conditions
Please note that additional terms and conditions may apply to your reservation, in addition to these general conditions. Carefully review any additional terms and conditions, as they will govern your booking. You agree to comply with all rules and policies imposed by the Property you choose, including but not limited to timely payment and adherence to property guidelines.
↛ 3.1 Payment Terms
• If you make a booking request, the deposit payment must be made within 5 working days of availability confirmation. If funds are not received within 5 working days the reservation shall be deemed to have been cancelled and we, or the Property’s Owner or Owner’s Representative, reserves the right to allocate the Property to another client.
• If you book the travel service more than 65 (sixty five) days in advance of the arrival date, a 50% (fifty percent) of the total booking price should be paid to confirm the reservation.
• If you book the travel service less than 65 (sixty five) days before the arrival date, the total booking price is due, as a deposit, to confirm the reservation.
Payment of the balance of the total booking price must be made at least 65 (sixty five) days in advance of the arrival date. Failure to make payment in full within 50 (fifty) days of the first day of reservation will result in the cancellation of your reservation and the forfeiture of the Deposit.
We make no guarantee that a booking may be reserved by partial payment or deposit and any option to reserve will only be offered to you at the time of booking payment and in accordance with the terms above.
Please note that our payment terms supersede any specific payment conditions that may apply to some of our properties, except for properties for which the payment terms are stricter.
All rates are quoted in US Dollars (USD). The currency converter available on the Website is for informational purposes only.
Your confirmed booking price is guaranteed, regardless of future price changes on the Website. Please note that we cannot offer refunds for any exchange rate fluctuations that may benefit you.
↛ 3.2 Additional Costs
The quoted price typically includes all costs and surcharges (e.g.: taxes, utilities, staff salaries, or management fees). However, there might be exceptions outlined in the Property’s description, the booking confirmation, or reservation voucher. If there’s a discrepancy between these documents, the most recent information prevails.
↛ 3.3 Payment Methods
Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD. Additional currencies may be available at the time of the booking.
Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees.
Additional payment methods are available such as VISA, Mastercard, Union Pay, American Express, Google Pay and Apple Pay. A 3.5% processing fee applies for these payment methods.
Your bank or your credit/debit card provider may charge fees for international transactions. Additionally, they might convert the payment to your local currency, resulting in a different amount on your bank statement compared to our invoice.
In addition, the currency exchange rate and foreign transaction fee is determined solely by your bank on the day that they process the transaction. If you have any questions about these fees or the exchange rate applied to your booking, please contact your bank.
To avoid processing fees, payment can be made by bank transfer to our Singapore business account. Please note that you will need to instruct your bank to cover both the outgoing and incoming transfer fees.
4. Cancellation Policy
There may be specific cancellation policies that override these general terms. Please review any additional cancellation policies carefully.
All cancellation requests must be submitted in writing (email accepted) and will be processed according to the Property’s local time. Please note that cancellation fees apply and are determined by the date and time we receive your written notification and the length of your stay. Failure to adhere to these cancellation terms may result in financial penalties.
• 20% of the total rental amount will be forfeited if the cancellation is made more than 65 days before the start of the rental period.
• 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 64 days before the start of the rental period.
• 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period.
• For no-show: all payments are forfeited.
• Any change of a confirmed booking is considered as a cancellation.
• Christmas and New Year Period: cancellations made after the deposit or final payment are non-refundable.
5. Cancellation or Dates Modification by the Property Owner
While unlikely, circumstances beyond our control may necessitate changes to your confirmed booking. We will inform you promptly if this occurs. If we cannot provide the booked Property, the Property’s Owner or Owner’s Representative reserves the right to cancel your reservation. We will attempt to offer an alternative property, but this cannot be guaranteed. If an alternative is unavailable or unacceptable to you, the Property’s Owner or Owner’s Representative will refund all payments except bank transfer charges. The Property’s Owner or Owner’s Representative is not liable for any additional costs or claims arising from this situation.
6. Security Deposit
You may be required to provide a security deposit, either in cash or by credit card upon or before check-in or by signing the Property’s liability waiver. This deposit is separate from your rental payment and is at the discretion of the Property’s Owner or Owner’s Representative. Failure to provide a security deposit may result in denial of access to the Property.
You are financially responsible for any damage, loss or breakage caused to the Property during your stay. Normal wear and tear is excluded, but the Property’s Owner or Owner’s Representative, at his sole discretion, will determine what constitutes acceptable use. If damages exceed the security deposit, you agree to pay the remaining amount.
Guests are responsible for any extra cleaning fees resulting from damage or negligence caused by anyone in the group. These charges will be deducted from the security deposit.
Guests are responsible for any damage to the property’s artwork or antiques. These items often have significant value. Costs for repair or replacement will be deducted from the security deposit. If damages exceed the deposit, guests will be held financially liable.
Certain activities, events or services may require additional fees, deposits, or signed waivers. Failure to comply with these requirements could result in cancellation of your booking, denial of service, forfeiture of payments, and potential additional charges.
7. Travel and Health Insurance
Although most travel, including travel to international destinations, is completed without incident, travel to certain destinations may involve greater risk than others. We urge travelers to review travel prohibitions, warnings, announcements and advisories issued by the government of the traveler’s origin and/or citizenship.
By offering Property rentals to particular international destinations, the Website does not represent or warrant that travel to such destinations is advisable or without risk, and is not liable for damages or losses that may result from travel to such destinations.
All guests must take out comprehensive liability and travel insurance covering for personal effects, personal accident, medical and emergency travel expenses, cancellation and curtailment.
All guests must ensure that you have the necessary and correct passport, visa and vaccination requirements to cover all the countries into which travel is planned.
8. Complaints
We, and the Property’s Owner or Owner’s Representative, are not responsible for interruptions in essential services such as water, electricity, internet, or pool filtration. While we, or the Property’s Owner or Owner’s Representative, will address issues promptly, service disruptions may occur due to the nature of the location. To expedite resolution, please report problems directly to local Property staff. Formal complaints must be submitted in writing within 24 hours.
9. Legal
↛ 9.1 Miscellaneous Provisions
Our performance of this Agreement is subject to existing laws and legal process, and nothing contained in this Agreement limits our right to comply with law enforcement or other governmental or legal requests or requirements relating to your use of this Website or information provided to or gathered by us with respect to such use. To the extent allowed by applicable law, you agree that you will bring any claim or cause of action arising from or relating to your access or use of this Website within one (1) year from the date on which such claim or action arose or accrued or such claim or cause of action will be irrevocably waived.
If any part of this Agreement is found to be invalid, illegal or unenforceable, the validity, legality and enforceability of the remaining provisions will not in any way be affected or impaired. Our failure or delay in enforcing any provision of this Agreement at any time does not waive our right to enforce the same or any other provision(s) hereof in the future.
This Agreement (and any other Terms and Conditions referenced herein) constitutes the entire agreement between you and Vestaways Pte. Ltd. with respect to this Website and it supersedes all prior or contemporaneous communications and proposals, whether electronic, oral, or written, between you and Vestaways Pte. Ltd. with respect to this Website. A printed version of this Agreement and of any notice given in electronic form shall be admissible in judicial or administrative proceedings based upon or relating to this Agreement to the same extent and subject to the same conditions as other business documents and records originally generated and maintained in printed form.
Fictitious names of companies, products, people, characters, and/or data mentioned on this Website are not intended to represent any real individual, company, product, or event.
Any rights not expressly granted herein are reserved.
↛ 9.2 Titles
The section titles used in this Agreement are purely for convenience and carry with them no legal or contractual effect.
↛ 9.3 Governing Law
This Agreement will be governed by and construed in accordance with the laws of Singapore without regard to its conflicts of law provisions. You agree no such claim may be brought as a class action.
