Rental conditions
Check-in time: 3:00pm - Check-out time: 10:00am - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval
Reservation conditions
A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request, the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 3.5% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - No refunds shall be made on payments received - if the villa owner is in agreement, the villa owner will credit the remainder against future bookings - For no-show: 100% of the total rental amount will be forfeited - Any change of a confirmed booking is considered as a cancellation - Christmas and New Year Period: All payments will be forfeited

Great place. Great location. Great staff. Super view. Villa manager joyce is wonderful. Few things need to be upgraded which ive given feed back to joyce and she's so efficient that it will be taken care of. Anyone looking for a villa look no further.

We had the best accomodation at the Villa Baan Paradise. Is a beautiful and spacious villa, perfect for families of groups. The rooms were impeccable and the staff was very friendly. We had a cleaning lady who left every day everything in place and she took care of making the beds, bringing always fresh towels and she was so sweet. We also had a chef who cooked for us delicious breakfast every day and also at our request everything we wanted . And the manager, Joyce was the sweetest and kindest person I ever met. She took care and organized all of our trips and she always got us everything we needed in a matter of time (from medication, to european beverages, groceries etc).and I don’t have enough words to explain how much time she dedicated for us.🥰🥰 Apart from the breathtaking view that we enjoyed every day during our stay and the cleanliness and luxurious villa, we also got not just staff working, but also friends. I recommend this place with all my heart and I hope I can return asap.

Villa Baan Paradise Patong. Exceptional view. 5 bedrooms with 5 king beds (one of which has an additional super single). Pool is of a pretty decent size. Staff/ host was very helpful in the tips and prices we should expect in patong beach and at old town!

Exceptional Villa, great views of the Andaman Sea overlooking the Costal front of Patong. We had an excellent stay, all the rooms are spacious with ensuites. The host was very helpful & efficient, not to mention the location was only 10 minutes away from all the hustle & bustle in Patong! We can’t wait for our next stay at Villa Ban Paradise!!!
