Rental conditions
- Check-in time: 3:00pm - Check-out time: 12:00pm (noon) - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval
Reservation conditions
- A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request, the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 3.5% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
- Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - 20% of the total rental amount will be forfeited if the cancellation is made more than 65 days before the start of the rental period - 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 64 days before the start of the rental period - 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period - For no-show: 100% of the total rental amount will be forfeited - Any change of a confirmed booking is considered as a cancellation - Christmas and New Year Period: All payments will be forfeited

The luxury villa is AMAZING and so BEAUTIFUL! As soon as we arrived, we had warm welcome from the staff. showed us our room. Room is clean, spacious, view from our room is beautiful! There are pools, food is very yummy and healthy too. We would like to thank all the staff. they all have smile on their face every time when we see them and very nice and friendly which makes the whole experience even better! We enjoyed our stay and love it so much! We are already planning our next trip! Highly recommended!

Absolutely amazing place! A perfect escape from our hectic lives into pure nature and a peaceful atmosphere.The service is impeccable. The bungalows are very spacy and well maintained. Everything is always fresh and clean. The photos correspond to reality 100%👍👍👍The villa manager, khun Aoy, learns all your preferences from day one and you never have to repeat them twice🥰🥰🥰The villa chef is just outstanding (we had Thai, Japanese, European cuisines on different days and everything was always up to the par👌👌👌)The pool area is big and the pool itself is a savior on hot days. But I personally preferred the ocean, which is right in front of your doorstep.We stayed for 5 days, but I would say 7 days is a perfect minimum. This would give you enough time to get a full rest and recharge the batteries.

Baan Puri is an absolute beachfront villa on Koh Samui’s quietest beach, Lipa Noi. This Samui villa has views of the Gulf of Siam. It is just few minutes from Samui’s capital, Nathon (good for easy basic shopping) and less than half hour drive from Chaweng, a must for shopping, dining and nightlife. Lipa Noi is an enjoyable 50-minute drive from Koh Samui airport.
