Rental conditions
- Check-in time: 3:00pm - Check-out time: 12:00pm (noon) - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval
Reservation conditions
- A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request, the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 3.5% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
- Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - 20% of the total rental amount will be forfeited if the cancellation is made more than 65 days before the start of the rental period - 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 64 days before the start of the rental period - 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period - For no-show: 100% of the total rental amount will be forfeited - Any change of a confirmed booking is considered as a cancellation - Christmas and New Year Period: All payments will be forfeited

Everything was great, only the beach area on the left and right should also be cleaned.During our stay there was a construction site next door.A constant warning signal rang loudly from the restaurant for most of the day. Ask beforehand whether the construction site is finished then you can have your dream vacation.A very quiet area and great housekeeping service.I recommend scooter or car.

Our time and experience at Tawantok has been incredible. The Villas are a very high standard and kept in immaculate condition by a very hard working team of staff. The service provided from Luck and her team is hands down the best experience we have ever had. Luck and her team definitely made our stay very memorable and they thought of every little detail to make you feel comfortable and happy. The facilities at the villa is diverse and kept children and parents entertained and happy. The food prepared by chef is divine and we did not have a meal we didn’t enjoy. I highly recommend Tawantok Beach Villas and the service luck and her team provide, you won’t be disappointed!!

Tawantok Beach Villas are twin absolute beachfront villas on Koh Samui’s loveliest yet quietest beach, Lipa Noi. These Samui villas look out west across the Gulf of Siam, with a huge ocean view dotted with islands. They are six minutes from the nearest town, Nathon (good for easy, basic shopping) and 50 minutes from Chaweng, the island’s nexus for shopping, dining and nightlife. Lipa Noi is 50 minutes drive from Koh Samui airport, while the jetty for the mainland car ferry is 13 minutes away.
