Rental conditions
- Check-in time: 2:00pm - Check-out time: 11:00am - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval
Reservation conditions
- A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 3.5% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
- Any booking modification is considered as a cancellation and must be sent to [email protected] - Cancellation policy is applied according to property local time - Bookings are non-refundable; in case of cancellation by the Customer, any amount already paid to are non-refundable - Any modification on the guests' reservation is subject to admin fees of 200 USD (Two Hundred United States Dollars) - Guests are responsible for subscribing to an all risk travel insurance to cover any or all costs in the event of unforeseen circumstances - For no-show: 100% of the total rental amount will be forfeited

We stayed from 18 to 20 October 2024 with a group of 9, but the villa was still unprepared when we arrived at 5:30 pm—rooms weren’t ready, floors were dirty, the pool was full of leaves, and the outdoor kitchen had trash. The owner blamed the delay on the previous guest's late checkout but refused a full refund, only offering a partial one. This caused us to miss a sunset dinner we had planned.There were frequent power outages, and we had to reset the breaker ourselves. On the last night, a two-hour blackout revealed the owner installed a stabilizer to cut costs, limiting the power supply. Hana, the manager, made the refund process difficult and even forced us to leave a 5-star review before issuing it.Two rooms had no hot water, toilet hoses were broken, and drinking water was only refilled on the second day. The management’s poor handling and focus on cutting costs made this stay extremely frustrating. We wouldn’t recommend it.

The villa itself was nice to stay with friends, well equipped, but their service was not. 1. The villa/room was not ready as we arrived late at 5pm (supposedly can check-in at 3pm), hoping that everything was well prepared for us after hours in flight. 2. Keep on blackout in view of ?high power voltage usage? Need to go outside to turn on back the switch which was irrelevant. 3. Manager was unprofessional, ask us to do this and that while we’re on our holiday, blaming us for their mistakes.Not worth it👎🏻

1) Poor time management as we arrived at the villa around 5pm, the villa werent ready for check-in (supposedly check-in at 3pm local time) and they didn’t inform us earlier in the delay. We had to cancel our restaurant reservation due to their poor time management. 2) Lack of empathy from villa management as they use stabilizer to « control » the electricity usage of the villa. Only few devices allow to be used in order to limit the electricity usage. Hence, blackout keeps on happening since Day 1 until Day 3 (check out day). 3) Poorly trained manager (Hana) as she keeps on blaming and gaslighting us on the blackout as we used extra devices. Not only that, she expected us to understand on the late check in as they didnt have enough time to complete the housekeeping due to late checkout from previous guests.Overall, villa is nice but bad customer support from the management ruined our holiday in Bali since Day 1. Hopefully they can train Hana to be a professional manager.

We stayed at Ocean Forest Villa from 18 to 20 October 2024 (Friday to Sunday) with a group of 9. Despite a 3:00 pm check-in, the villa was still unprepared when we arrived at 5:30 pm.1. None of the rooms were ready. 2. The floors were dirty. 3. The pool was full of leaves, and the pool seats were dusty. 4. The outdoor kitchen had dirty dishes and trash. 5. The fridges were filled with leftovers from previous guests. 6. The rubbish bin smelled bad.The checkout time is 12:00 pm. They blamed the previous guests' late checkout (1:30 pm), but the villa wouldn’t have been ready even with a timely checkout, as they finished cleaning around 7:00 pm. They offered us a late checkout on Sunday, which didn’t help since we had to catch our flight.The owner, Johana (in Korea), declined a one-night refund and only offered a partial refund based on hours of delay, saying we could still use other parts of the villa, while they were cleaning the villa. This caused us to miss a pre-booked sunset dinner, which we couldn’t attend because we didn’t have time to get ready.The next day, the manager, Hana, made the refund process difficult, asking us to consider their operational costs due to low season. We eventually accepted their terms to avoid further conflict.The situation worsened with frequent POWER OUTAGES every 10–15 minutes, requiring us to reset the breaker outside. On the last night, the entire villa went dark (except the top floor) while we were about to use the pool. After 2 hours, an electrician arrived and told us that the owner installed a stabilizer to limit power use and cut costs, causing the blackouts. No compensation was provided, and Hana blamed us for "using too many devices," which made no sense for a massive 3-floor villa. We were only charging 9 phones and 1 laptop, aside from the appliances already in the villa.Before issuing the refund, Hana demanded a 5-star review with a screenshot, which felt unethical.Other issues: 1. Two bedrooms had no hot water. 2. The toilet hoses were broken. 3. Drinking water was only refilled on the 2nd day (we thought it was broken), likely because the cleaner was rushed when we arrived.We understand no place is perfect, but the combination of poor management, lack of transparency, and disregard for guest experience left us deeply disappointed.

DO NOT BOOK THIS VILLA unless you want your vacation ruined.1) The manager, Hana, is selfish, insensitive, and completely useless. She demanded we leave a 5-star review in exchange for compensation, gaslighting us by claiming the problems were “not common” when they clearly were.2) There were constant blackouts every 5-10 minutes, and we were never informed this was an ongoing issue before booking. No compensation was offered for the blackouts.3) The pool was dirty, the floors were disgusting, turning our feet black, and only 2 out of 4 rooms were ready in a three-floor villa at check-in (5 PM—two hours late).4) Water heaters only worked in two rooms. Can you believe that?Our entire itinerary was wrecked. Hana made excuse after excuse and even blamed us for "using too many devices" in a villa meant for 9 people! We demanded a refund, and after constant frustration, they agreed to a partial refund—but it was calculated by hours and only given if we left a 5-star review. The audacity!Sure, the villa looks nice, but the management is a nightmare. We felt deceived, disappointed, and devastated.
