Rental conditions
- Check-in time: 3:00pm - Check-out time: 12:00pm (noon) - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval
Reservation conditions
- A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request, the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 3.5% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
- Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - 20% of the total rental amount will be forfeited if the cancellation is made more than 65 days before the start of the rental period - 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 64 days before the start of the rental period - 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period - For no-show: 100% of the total rental amount will be forfeited - Any change of a confirmed booking is considered as a cancellation - Christmas and New Year Period: All payments will be forfeited

Nice villa with good sized rooms. Food made by the staff is good but limited. Be careful with your valuables and don’t leave anything unattended. Tendency to over charge on leaving

Was here in March the place was fantastic and the staff was vey helpful and very pleasant. the food was awesome, the beach is just 50m away. No hesitation in recommending this place. Kudos to the team.

Lovely boutique hotelThis is a lovely boutique hotel. Perfect for a small crowd or honeymoon couple . Very quite and isolated has much privacy.Alacart menu. Food was amazing .The care takers Kumudu and Rajeev were lovely . Very efficient and nice.Lovely pool and garden. There are open areas to chill. Rooms are very spacious and comfortable . The bathrooms a very big including all amenties .Downside was that the beach not in front . But few meters away.

Beautifully laid out villa close to beach....food was vary tasty....small pool as well...there were only four rooms . Ideal for calm holiday by the beach. Sea was rough though. .Not suitable for a swim.

Eco boat rides through the mangroves, water skiing, antique hunting and temple explorations are some of the best-loved local offerings. While the historic town of Galle – with its charmingly restored boutique hotels, cobbled streets and glorious ramparts – is just an hour’s car journey away. And then there’s the beach, just a few footsteps from the villa.
