Rental conditions

- Check-in time: 3:00pm - Check-out time: 11:00am - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval

Reservation conditions

- A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 3.5% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more

Cancellation policy

- Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - 20% of the total rental amount will be forfeited if the cancellation is made more than 65 days before the start of the rental period - 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 64 days before the start of the rental period - 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period - For no-show: 100% of the total rental amount will be forfeited - An admin fee of USD 50 will apply in the event of refund and amendment to reservation - Christmas and New Year Period: For any cancellation after the deposit and/or balance payment, all payments are forfeited and a full or partial refund is solely applicable in the event that the villa's owner secures another reservation covering partially or fully the initial and cancelled reservation.

Japanese style private villa. I was fortunate to stay for 2 nights at Akatsuki, and it exceeded my expectation in every way. It is located directly at the beach, and this villa does a perfect job with creating a magical experience. It has a private onsen (in our room!), a nice gym, and the F&B is amazing as well. I won't forget the private dinner we had at the beach, with the best banoffee pie I ever ate. Just stunning!

The villa is conveniently located near local seafood restaurants, Nikki Beach Club, and Intercontinental Hotel’s Air Bar. The 12-meter-tall Big Buddha statue, Santiburi Golf Course, and lively night markets of Chaweng provide a memorable experience. The villa is also close to popular attractions like the Big Buddha statue and the Santiburi Golf Course.
