Rental conditions
- Check-in time: 3:00pm - Check-out time: 12:00pm (noon) - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Noise levels must be kept at a reasonable minimum, especially during the hours of 11pm and 8am while guests are sleeping - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval
Reservation conditions
When booking the villa less than six months in advance, within 5 days of booking, a minimum deposit of 50% will be required - If you are booking the villa more than six months in advance, a 25% deposit is due within 5 calendar days of booking - The additional 25% of the deposit will be requested 6 months prior to your stay - Deposits are non-refundable - Payment is due in full 45 days prior to arrival - If the arrival date is within 45 days of the date of the booking request, the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 3.5% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - 50% of the total rental amount will be forfeited if the cancellation is made less than 6 (six) months before the start of the rental period - 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 45 days before the start of the rental period - If the Lessee cancels the reservation 45 days or more prior to arrival date, all payments are forfeited but credited for 9 months from the date of the cancellation confirmation by the Lessor - Christmas and New Year Period: for any cancellation after the deposit and/or balance payment, all payments are forfeited - If the Lessee cancels the reservation within 45 days prior to arrival date, all rental payments are forfeited - For no-show: all rental payments are forfeited - Any change of a confirmed booking is considered as a cancellation

The villa has a stunning view of Patong beach. In day time you can see the white sand beach, and in the evening it becomes alive with the lights. We really enjoyed both day and night views.The villa is built in several levels so it was deal for us as all-adults traveling together and wanted to have some sense of privacy as well when we are in our bedrooms but also plenty of spaces to gather together like in the indoor and outdoor dining, living areas, and pool area.The bedrooms are quite spacious and all with sea views as well as the views of natural surrounding. It's like we're isolated from the world but also very accessible to go to the center which is Patong.We really enjoyed the massage at the spa located at the top of the villa. The food served by the staff were really delicious. The staff were quite attentive to our needs despite the fact that there are only 4-5 of them. Khun Ann was very helpful in every request that we make even booking activities.It may not be an elderly friendly villa as there are plenty of steps and stairs in the villa. The villa looks like a resort on it’s own. We loved the concept. Will definitely return.

The best view in phuket! There were two cruise ships that was amazing to see while we were there. If you like a private and undisturbed vocation yet extremely comfortable, I would highly recommend this property. Great food, great atmosphere and great service. We were very well taken care of by K. Ann and chef Meaw.

We just spent a 5 day/night getaway at Chelay this Dec 23. The villa is absolutely stunning with unobstructed & magnificent views of the sea. Manager KunAnn is always smiling & was very attentive, pleasant & cordial and was on her feet with great service, as was her 3 member staff under her. She made arrangements for transport & anything else we ever needed. Food was good and rooms, pool & property very neat… no complaints. All in all we felt very welcomed! Fantastic place to escape to. Almost like having a hotel all to yourself. Villa Chelsey has unbelievable views, is very well equipped with private rooms (like having your own mini villas) comfortable beds and good facilities nearby. The highlight of the trip was Ann and her team…. the food, service and their general helpfulness was top notch. I wouldn’t hesitate to recommend a stay here and I think you’d be hard pressed to find anything wrong with it!

This has been the most amazing experience and holiday of my life. The views, the rooms, the service and the food have all been incredible. We were so lucky to have been looked after by such a wonderful team. Ann and her staff were all so helpful and friendly. The villa was so clean and so beautiful. Location
Villa Chelay is part of the Jomchang estate on the exclusive Millionaires Mile headland between Kamala and Patong beaches on Phuket’s west coast. The villa boasts spectacular views across the sea with the glittering lights of Patong Beach and the white sands of the ‘secret’ Paradise Beach visible in the distance across Patong bay. A six kilometre drive down a winding coastal road takes you to Kamala Beach, a family-friendly resort town with a pretty sandy bay good for swimming and water sports. Patong, Phuket’s busiest beach with three kilometres of sand and plenty of shopping, dining and nightlife spots to explore, sits about the same distance to the south.
