Rental conditions

Reservation conditions
- A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request, the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 3.5% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
- Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - 20% of the total rental amount will be forfeited if the cancellation is made more than 65 days before the start of the rental period - 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 64 days before the start of the rental period - 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period - For no-show: 100% of the total rental amount will be forfeited - Any change of a confirmed booking is considered as a cancellation - Christmas and New Year Period: All payments will be forfeited

Location
Lipa Noi beach is on the west coast of Koh Samui, Thailand, and a 45-minute drive from the island’s international airport via a scenic coastal road which rings the island. The villa is just a 10-minutes drive to Na Thon, Samui’s administrative capital which retains the charm of an old fishing village with a strong Chinese heritage, while being the main ferry port to the mainland and islands. Here you will also find bustling local street markets, a supermarket, restaurants and cafes, and many delightful shops to browse for souvenirs. The island’s main tourism areas of Chaweng on the east coast and Bophut’s Fisherman’s Village on the northern coast are a mere 30-45 minute drive away.
