Rental conditions
- Check-in time: 3:00pm - Check-out time: 12:00pm - noon - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - No events are permitted on the premises without the property owner's prior approval - We recommend guests have an All-Risk Travel insurance and health insurance prior to travels
Reservation conditions
- A 50% deposit is required within 3 business days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request, the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 3.5% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
- Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - Cancellation of the reservation will result in forfeiture of the Deposit Payment - The Balance Payment will be refunded (less bank fees) where the Cancellation has been made 30 days or more before the check‐in date in Low Season & High Season, or 60 days or more before the check‐in date in Peak Season - Cancellation of the reservation less than 30 days before the check‐in date (Low Season & High Season), or less than 60 days before the check‐in date in Peak Season, will result in forfeiture of the Deposit Payment AND the Balance Payment - In case of force majeure, each party agrees to postpone and amend this booking for a future stay within a year from the proposed (original) stay. The management will do the utmost to reschedule the stay based on availability - For no-show: 100% of the total rental amount will be forfeited

I like it it’s really good the place is amazing there was a hammock at the 2nd floor but outdoors and they have a place to play billiard,Netflix room, and a gym it’s cccckkcrazy it’s so cool but the rooms was so cold even if I put a blanket on it’s still cold and the pool was cold and the was so many worms (kaki seribu) I felt itchy after I finished swimming and the service was very good they cook you food and it’s so good all of them are nice I love it but the location was really far away from anything one time when I wanted to go somewhere to eat,from the villa was like 1 hour and 55min so it was far away.

The villa was amazing. The photos don't do it justice. The staff were amazing who provided a great service and cooked us some amazing food. The location was nice and quiet but still close to the beach clubs of canggu.

What an amazing villa - 5 bedrooms, each with ensuite bathrooms, a deep pool, outside music speakers, an entertainment room with 68"TV, a games room with a pool table, indoor and door kitchens and dining rooms, loads of garden space...5* luxury at its best!

Villa Kimaya’s location is perfect for guests wanting to be in a quiet neighbourhood but steps away from the incredible cafe scene for which this area is becoming justly famous. Nearby are plenty of eateries, fine dining, shops, spas, and supermarkets. Finns Beach Club and Atlas are a 15 minute walk or 2 minutes on a scooter. Nearby is the Canggu short cut which connects Berawa to BatuBolong and Echo each. Alternatively, Greater Seminyak is Berawa’s neighbor for more shopping and dining options.
