The bed configurations in the lower floor bedrooms can be adjusted for greater flexibility. All of our indoor and outdoor living spaces, including the pool terrace, games room, media room, living room, dining room, and kitchen, are conveniently located on the villa’s entry level. Rental conditions
- Check-in time: 3:00pm - Check-out time: 12:00pm (noon) - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval
Reservation conditions
- A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request, the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 3.5% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
- Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - 20% of the total rental amount will be forfeited if the cancellation is made more than 65 days before the start of the rental period - 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 64 days before the start of the rental period - 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period - For no-show: 100% of the total rental amount will be forfeited - Any change of a confirmed booking is considered as a cancellation - Christmas and New Year Period: All payments will be forfeited

Our family of six adults stayed here for 4nights in March 2023. What a fantastic place! The Villa is superb and the views are excellent. The staff all very helpful led by manager Neung. The chef cooked fantastic Thai meals. If I was to get really picky then I would say only 2 things could be better at least for us. One is that the chef only knew Thai food although the menu does have western food they recommended we stick to Thai only. Second is that we like to dine late as we start our day late when on holidays. The team applied a lot of pressure on us to have our dinner by 8.30pm as they all wanted to leave. Perhaps more flexibility would be helpful. The above though are very minor issues and everything else was so good that it did not matter too much The sunsets by the pool were magical

EXCELLENT care by Mr Neung ( Manager ), FANTASTIC feast ( BBQ & DAILY BREAKFAST) spread by Mr Pap ( Chef ) & GREAT SERVICE from Two other staffs. The Villa is AWESOME for group of 12 people~ They took care of our needs and everyday the place was spick and span!! Great experience and definitely a different experience for myself in Phuket which i have been like more than 5 times. Great place for wedding on 20-40 guests. Just have some problem with staff. Two Thai woman's not understand what is mean service and help. But Villa perfect for events.

Beautiful and huge villa. Total 6 bedrooms with queen/king size beds. A long pool with sea view and sunset view. There's a dining hall and a media room. Excellent service including a catering service there.The catering dinner is a rip off though. Over THB 1600 each. You can get better food in other hotels in Phuket. A friend of mine vomited at the door after drinking wine, the manager immediately came and charged us THB 2000 as cleaning fee. But she just vomited on the floor next to the front door, not on the pool or sofa... The villa is nice. The management is so so.

This exclusive estate lies on a headland between Kamala and Patong beaches, along a sought-after stretch of Phuket’s west coast known as ‘Millionaires’ Mile’.
