Rental conditions
- Check-in time: 2:00pm - Check-out time: 12:00pm (noon) - Depending on arrival and departure times, early check-in and late check-out are subject to availability and may incur additional fees - A security deposit may be payable upon arrival at the property - Only the specified number of guests listed in the Booking Contract at the time of booking may reside on the premises - The villa cannot accommodate support staff (ex: nannies / chauffeurs etc…) - The main guest is responsible for the behavior of all guests and visitors at the property during the rental period - Children must be supervised by an adult at all times - Fireworks are prohibited in the property, its garden and the beach close by (if any) - No events are permitted on the premises without the property owner's prior approval - We recommend guests have an All-Risk Travel insurance and health insurance prior to travels
Reservation conditions
A 50% deposit is required within 5 working days after availability confirmation - The remaining 50% balance must be paid 65 days prior to arrival - If the arrival date is within 65 days of the date of the booking request, the total rental amount is payable as a deposit - All rates are quoted in US Dollars (USD) - Local currency payments are accepted in USD, EUR, GBP, AUD, and SGD - Payments in foreign currencies are subject to currency exchange rate fluctuations and may incur bank and other fees - Additional payment methods (subject to a 3.5% payment processing fee) include VISA, Mastercard, Union Pay, American Express, Google Pay, Apple Pay, and more
Cancellation policy
Any booking modification or cancellation must be sent to [email protected] - Cancellation policy is applied according to property local time - Free cancellation or changes to stay dates 65 days or more prior to arrival - 30% of the total rental amount will be forfeited if the cancellation is made between 15 and 64 days before the start of the rental period - 50% of the total rental amount will be forfeited if the cancellation is made between 8 and 14 days before the start of the rental period - 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 7 days before the start of the rental period - For no-show: 100% of the total rental amount will be forfeited - Any change of a confirmed booking is considered as a cancellation - Christmas and New Year Period: All payments will be forfeited

Magical place. We loved spending a few days in this wonderful villa. The best place to enjoy with your partner, a unique place, surrounded by nature and with all the privacy. The workers are very friendly and the owner makes you feel at home taking care of every detail. Very clean and the bed super comfortable. 100% recommendable.

This is the most beautiful villa for rent in Mirissa. It has the best view of Weligama Bay, the building is made by celebrity Japanese architect Shigeru Ban. It is stunning visually and the service here is brilliant, efficient and kind. The rooms are spacious, there’s an infinity pool, a gym and ample space to have guests over. The host, koenrad pringiers is a kind gentleman who will make your stay memorable.

One of the best private villas in Matara Weligama area. Lovely location ! Sea front! Amazing view! Beautiful swimming pool overlooking the Indian Ocean. Nice to have a beer 🍺 or a glass of wine 🍷 looking at the sunset. Manager is a nice gentleman and managing the place very well.

This Villa is something special. We went here for a bachelor party and was a big group. The staff was really welcoming and made the us the most delicious local food. We came late but just in time to see the sunset and enjoying the beautiful view from the sundeck and pool.There is a separate little house/room where we stayed and here we had out own private pool also. It was amazing to be able to enjoy this in a privat setting as well.Everything was clean, and well maintained.If you're a couple, a big or a small group this is defiantly something to experience. We are already planning out next stay here.
